The area surrounding the proposed resort location is residential and agricultural, and lacks the necessary infrastructure to support a commercial enterprise on the scale of Ancient Lore Village.
Neighborhood character is an important part of the Knoxville-Knox County General Plan for Growth, and is noted several times in that document regarding neighborhood modifications, particularly zoning changes. While most of these passages focus on the city of Knoxville, this holds true for rural neighborhoods as well. The addition of a large-scale, commercial enterprise in the middle of this quiet, peaceful neighborhood adjacent to our Urban Wilderness parks would drastically alter the area in undesirable ways, namely noise, traffic, and environmental damage.
